Hold up a sign saying "will not work for deals" and stand by the road intersection.

Some blocks are gritty intersections, others are quiet tree-lined and family oriented.Bottom-line, I think this one of the hottest neighborhoods in NYC/Jersey Area for the following reasons:1) Commute to lower Manhattan about 25 mins on light rail/path2) Luxury buildings going up everywhere especially in the eastern/communipaw portions, as well as developing bar/restaurant scene3) Historic brownstone/townhome lined blocks4) Still relatively cheap compared to other JC neighborhoods.5) 5-15 min bike/drive to Downtown Jersey City6) Under-developed, still many vacant lots to be filled.

All the signs at the intersections and shopping centers were still intact.

The surrounding towns outside of indianapolis (ie Franklin, Shelybville, Lebanon, etc) have a tremendous amount of growth...this is driven by logistics and supply chain, utilizing the expanse highway network that intersect in Indy, thanks to post-pandemic demands for overnight shipping.

If you plopped your house onto a street like East Park or Neff, a block or less from Lakeshore, then sure, you could reasonably get $120K... but not presently where you are (directly across from a bar, basically right at a busy intersection, and with a view of a freeway on-ramp from the yard).

The Hollywood Park project also is located in a single area while Los Angeles has far more projects within the surrounding areas along with the intersection of freeways going on. 

The space is right on the corner of the best intersection in town.

Houston inner city is interesting because you can cross an intersection and the area can become less desirable.

It's close to highway 99 and Clay rd intersection.
