Corona impacts will greatly impact this surplus but it is nice that the state had a $9B surplus.CA, over the last 10 years, had the 2nd largest net population increase of all 50 states (last I looked - I believe it to still be true). 

I would at least recommend you have them shop a policy for you.One thing we did note is that with hail damage to roofs, they seem to be decreasing coverage/increasing deductibles on that if ever needed.

Then you have to stay in touch and keep them engaged.

Also, the tax benefits of the buy and holds help offset the increased tax consequences of fix and flips.

This will increase the return above what can be obtained on a passive investment.The flipside of having the power to control everything is that it can be alot of work (and a full-time job if a person is putting in sweat equity).

People have failed twice now with the housing bubble and the recent meteoric increase in rates because they were gambling with the rates to save a percentage point.  

Your equity won't likely increase beyond the cost to build because there aren't a ton of ADU comps on the market yet. 

I guess my challenge right now is to define the strategy and balance all the factors, such as job and population growth (value increase), cashflow (demand & supply market, interest rate, property tax, maintenance cost), and risk control (insurance etc).

But if you can finance a home in an appreciating area make it breakeven and at some point (as always) either rents/nightly rates will increase, interest rates will go down, or both.
