Roofing can also be an expensive nightmare...we often find 3-4 layers of cedar shakes then a couple of layers of roofing tile on sagging pine planks 1-2 inches apart.

It's not ideal, but it does keep tenants from feeling like they can burn through as much as they like because it's free.I would consider doing an overlay of the walls with that  thin drywall (quarter inch, I think?

(no, not THAT kind of grass....)I have an end unit rowhome that will be up for rental shortly that has about 2 feet between it's exterior side wall and the tall chain link fence for a truck depot facility that is down behind it.

No bank account is typically a tall tale sign of credit/child support/ or financial  issues.If your rule of thumb is 3x the rent as income then there should be a bank account to support this.

However as noted above you can hire 5 different surveyors to do the same job and you will have 5 monuments within inches of each other it is very common that survey's don't align If this is a resi lot where a fence a a few inchs one way or the other does not matter not worth all the expense to fight over a tiny amount of land just come to an agreement with the neighbor and move on..
