Renting them both out in the future is the icing on the cake and then you can move on to the next one with everything you have learned. 

In the first 4 months I've spent many hours and multiple trips to the house and stores and internet shopping and researching to replace parts on the dryer and the ice machine in the freezer.

He says ICE and the new immigration policies are already affecting his hispanic renters and he see's his business and his landlords starting to suffer.He is returning to Portlandia ( he never gave up his business here but its not nearly as big)Anyone in the Phoenix market experiencing this.I know many investors who got totally wiped out in 07 to 08 with 4 plex's 100% vacant.. of course not predicting that as I have no way of really knowing.. but this guy has a pretty good finger on the pulse of the everyday PHX renter.He said ICE is rounding folks up and deporting them when in the past they just kicked them back out on the street.Anyone hear anything to corroborate this or disagree ???

There are opportunities to get cash flowing properties in Houston and appreciation is just icing on the cake.

I don’t know if you live in the area, but trying to find common friends or acquaintances might help break the ice.

I picked up a like new $1200 refrigerator (large, ice maker, water dispenser) for $200 on Craigslist, along with the rest of the appliances in a kitchen a lady was remodeling for 20-30% of cost.

(In Austin you probably don't care, but in Missouri, having that line buried might be the difference between having power or not during an ice storm.)

Somehow that grant money just got deposited into my checking account, and I confirmed with the grant folks that this was supposed to happen and OK and that I wasn't stealing or double dipping or anything (how it felt the first time a magical $7k that I didn't see coming appeared in my checking account).Just sharing that little bit of icing on the cake that you might not have realized was coming your way once you get into a 4 year. 

This will allow people to reserve just a weekend I would raise the price on Memorial day weekend and lower the min stay to 3 or 4 days.I would add increased rates for any 3 day holiday weekends such as EasterLook at events that will be going on in your area, fishing tournaments, festivals etc and add special pricing for those time frames.Could you add gear for ice fishing in the winter to attract winter fisherman?

If the market appreciates then that's icing on the cake.
