They are in nearly every room of this small 3/1, and mostly vertical above the door frame to the ceiling, but also with a smattering of ones along windows running somewhat horizontal.

Be sure you get an aluminum edge of the correct thickness to be flush with the surface of the tile with the adhesive or thinset behind it.Now that you have an edge to contain the tile you will often have 2 areas for it.Where the run of cabinets end on a straight wall run an edge from the last wall cabinet down vertically to the counter.Where the window is between 2 cabinets run the edge horizontally between the cabinet and window trim.

So I'll describe my removed image instead:I agree with @John D. regarding the bank slowing your roll if you can't take a 25% haircut and still do OK by posting an image from the American Sitcom "The Office" of a character named Ryan pointing at the quoted post described above in a whimsical manner oriented vertically instead of horizontally to enhance the amusing nature of the image itself.

Then I'd draw a horizontal line to divide the top and bottom half and on one half write Montana and on the other half SoCal ... then you and your family collectively fill in all the quadrants with everything that is important to you.

Horizontal" construction costs are going to vary quite a bit based on the particular neighborhood, and lot, you choose to build on; but I would figure $130-$150/SqFt for "vertical" costs.With that said, I'd be more than happy to speak with you in greater detail to help shore up those numbers.
