@Justin PolstonJust keep in mind, if you are going to peice meal a portfolio purchase, you will have seperate loan fees and closing cost for each transaction, with this many units it could eat up a siginificant portion of your profits.

I am only going to be able to participate in multi-family, which is in a healthier state than other commercial real estate assets.  

Many people may now have a greater appreciation for their water cooler conversations at the office, the trip to the grocery store to hand-pick their meats and produce, a haircut at a barbershop, a workout at a gym, or a meal with their family in a restaurant.

I have no monthly income except from my bursary for meals and stationery.
