What's the best way to handle this situation? 

Ironically, when the liability event occurs, those who are actively running their business the correct way are far better prepared to handle the liability event quicker and more cost effectively than the individual who has the complexed  asset protection structure but uses unlicensed workers without insurance, fails sign contracts with indemnification and operates their business negligently.

Would you rather spend a half an hour on a phone call, and under $200 to fix a small issue now, or the other end you people being slum lords and not handling YOUR responsibilities in owning, renting properties????

I'm hoping to hear some creative ways people are handling this part of the process.

Do you recommend using a general contractor, or would it be more cost-effective to handle it myself with subcontractors?

When they have a sale they can't handle, they refer that seller to you for a fee.

BrendanWe typically use a third party servicer as its around $35/mo per loan and they also handle the escrow and end of year tax forms.

As somebody new to REI, what is the best way to handle rent lost when buying a fixer upper during the work?
