That's why I am building a hybrid hotel/apartment community with automated entry, exit, and communication, on site amenities (pool, gym, laundry, outdoor courtyard with kitchen), located in the shopping and restaurant areas, and adjacant to major transportation corridors. 

FYI we've changed our approach entirely and have lower fee initial entry points to avoid the challenges of long term project based arrangements so we can catch issues much sooner.

The sooner you do that, the sooner you can buy the second and third.

You can advertize and try to find a new tenant sooner in which case as soon as the new tenant moves in, the old one stops paying rent (if it is before the 30-90 days is up).

So, these smart-*** investors gave me a good "kick in the butt" - and I started investing my time on weekends, in the evenings, when there were no outside orders.By December 2019, the house was 80% complete, we moved in in May 2020, and I kept improving it until February 2021, when the kids got the second floor as their bedrooms and the basement as a gym for their workouts.The "dark side" of this process of living is here.
