I should also mention that I paid $1,000 towards my buyers attorneys fees and in addition he charged my buyer $850 for a grand total of $1850 in closing fees...so I am pissed off  that he took advantage.

Just Make sure it’s recorded and she gets 10-15 grand and can walk away and you can come out smelling like a rose

Not to mention the ED is what a couple grand if that... probably won't do you much good and the house being sold is worth far more than that from a time stand point.

i recently found a property that is an old farm house that sits in a good bit of land but it isnt used as a farm any more and also located on the property is a large 20 dog kennel building that the owners have been useing as an animal shelter so i was wondering if it would be a possible to get a grand to buy the land?

I'm at a point I'm sure many other new investors in BP are at where significant time self educating has been spent, but are struggling with the lack of experience or network to make some of the strategies and guidelines recommended work in the near future.Going back through podcasts and posts led me to @Brian Burke's blog post from several years ago about needing base hits before you can get the grand slam.
