There’s no room for emotion in investing—if you catch yourself getting eager or excited, take a step back.  

Removing a wall could add value to the home in theory, but for some rental areas, having extra rooms helps.

I do agree with @Joe Gore  and @Rick Harmon  that there’s always room to learn more in this business; I’m learning every day.I also agree that Bigger Pockets articles and forums are a great resource for free information on Notes.

I can then take those figures and estimate for future deals based on size, room and bathroom count, etc. 

If you are taking about dropping a million cash into properties each year, then yes you are going to want to have some type of reasonable corporate structure, but if you're talking about 25% down 100 grand properties with bank notes, all you really need is some decent insurance.

But hey, I’m learning about it as we speak—always room to grow! 

I assume you are probably losing a few of those bedrooms for living rooms, kitchens,  hallways, stairways etc. if converted from 2 to 3 units.  

Here’s some helpful info we picked up along the way.If you want to live close to Uptown – maybe because you work there or love having lots of options for dining, bars, coffee shops, and more – consider areas like NoDa, Plaza Midwood, South End, Villa Heights, and Optimist Park.
