Determine how much money would be needed to handle each risk, and determine if you have sufficient liquidity / cash flow to ensure you can “stay in the game”.This is of course in addition to all normal “due diligence”, financial forecasting, etc. 

For example, we finish the basements with indoor/outdoor carpet (instead of LVP, which makes it feel a lot more homey), because we know parents go nuts in the winter if they can't send the kids downstairs to pay - or have a space for the guys to watch the game on Sunday.

Paying to get in the right rooms can be game changing, but as you acknowledged you have to take it on yourself to make it worth your while.As for your question, it was pretty confusing.

That's what I did and I can tell from experience that it's going to change your game. 

Has anyone heard if James Hodge's REI Game Changer program is worth it?

Names Christian, I’ve, been doing real estate investing for bout a year now, worked on my first property which wasn’t the best ideal situation, but it was an amazing learning experienced that I wouldn’t trade, made a lot of mistakes that after all the classes and events i have attended i am learning where i went wrong, and really in need of a coach to help guide me in the right direction, i do have a game plan in place and the goal i want to reach  just need to be helped its a path.

As @Max Yuan stated, this is a numbers game.

As much as investors tend to complain about realtors, I'd strongly suggest that YOU need one since you sound very new to the game.

It's a numbers game for certain so the more you see the quicker you'll be able to identify a good deal.
