However, instead of searching for replacement property on their own, the investor would identify and acquire a fractional interest (tenant-in-common interest) in real estate that the REIT has already designated. 

I'm not one of the @mentions but I thought it worth mentioning that another possibility for pooling money is a fractionalized note.

I was wondering if anyone knew of any problems with subdividing/selling a large piece of land with undivided fractional interest....Anything issues come to mind?

With that said, a formal degree will cost you a considerable amount of money whereas a spending even a tiny fraction of the cost of a formal education (assuming you don't go the Guru route) will provide income that will easily overcome the cost.

Ever since I started learning multiplication, division, fractions, etc. in school growing up I've had many, many problems with math.

All my rentals are in other regions of the state where prices are a fraction of what they are here.  

.- Your retirement will be a fraction (if any) of mine and mine's not that great.- You'll grow more and more resentful of those "wasted" years as they slowly grind on.- Your ROI will not compare to starting now.- After those 17 years you should be able to really retire if you chose to or live a much higher standard of living.- 20 years will likely take a physical toll on you.

For example, in CA I'm told that mortgage brokers can sell fractionalized loans, and the Banker's Code uses that technique, but no lawyer I've spoken to in my location will endorse that.
