That’s another reason to hold off on an offer, since there's no proof of cash to close yet.As for the HELOC funds, I'd proceed cautiously with borrowing from other sources if you’re not yet certain the loan will close, and I’d double-check if your application has been officially approved.

They aren't actual incurred expenses and are not deductible.CASH FLOW vs NET INCOME:  There are three main sources of differences between your actual cash flow and your net income.  1) Mortgage Payments - Only the interest expense (and maybe mortgage insurance) is an expense and deductible.

Hi everyone, I am looking at getting into the section 8 rental market as a foreign investor, what are the "best" states to invest in, in terms of cash flow and actually working with the city to cooperate and pass inspections.Is there anyone on here who could point me into the right direction of anyone that has done this, or the best way to go about doing this?
