Assuming you don't plan on going back into any consumer debt again I like your plan versus barely getting by.

i tell them all the time to find a good W2 job you like and you plan on staying with a long time. 

Only thing that has happened is that remaining tenant is paying both portions so there is no eviction.I'd speak to the remaining tenant and find out what happened and what is the plan moving forward.

Yes we definitely encourage everyone to STICK TO THE PLAN when renovating!

I was planning on having the tenant pay for all utilities.
