I'm already using RentRedi to screen tenants, receive rent, deliver messages, but I wanted to know if anyone had any suggestions on either a software or virtual assistant type platform that helps them automate maintenance requests...

Professional tenants target mom and pop landlords with poor screening processes...rather than large class A and B properties with professional screening processes that disqualify most problem applicants...and lots of neighbors who actually pay their bills.  

Such as extended periods of vacancy between semesters...I have a MTR that is close to a university campus and my current tenants are students, but they also passed all the usual tenant screening in the same way that I've rented to other mid-term tenants in the past.

Most of the time you're talking about land that doesn't have all that much value and any appraiser that's not crooked is going to recognize the land for what it is - you can't comp 15 acres of swamp or rocky cliffs with 15 acres of flat farmland and get away with that honestly, unless the entire point is to defraud the IRS. 

I get pretty good returns and I have had very good luck with tenants with solid screening and income threshold minimums.

But, if you presented this approach in any place devoted to helping you make sales, it would be flat out rejected.

I feel my largest use will be online rent collection as well as tenant screening.

Along with the concept  of leasing properties to an LLC separating personal assets being flat out wrong, there is also no mention of leasing a property to an LLC for additional liability protection.
