The house passed with a few issues: some small electrical problems, a fireplace that is unsafe and needs to be removed, and the celebrated brick barbecue deemed a fire hazard.

There are some that have fireplaces in them for heating and some use them for cooking their food too; there are compost toilets (I'm not really into that, but it seems to be very popular).

Included - a Gas Log fireplace in family room, Washer/Dryer.

I don't have a fireplace.  

I will use this info to better calculate potential profit on future houses we consider for flipping.SCOPE: new floors, cabinets, countertops (quartz), 8ft island with butcher block and prep sink, relocate powder room, add laundry room w/ stacked washer/dryer, new driveway, new vinyl siding (removed brick facade on front of house), new furnace/ac, paint throughout, carpet bedrooms, minor updates in bathroom, new front windows, new roof, update fire places, new appliance suite, fixtures, new lighting, updated electrical, some gutter and drainage work, new concrete patio to replace existing pavers.I drew this floor plan using MS Visio.

Are there fireplaces?

I may install a Rinnai or propane fireplace at some point in the future.

lots of reasons this should not have even been allowed to go up in the first place.But the topmost reason is that it is a fire hazard - one spark or ember from say a fireplace (or cigarette) could ignite that plastic sheeting, and might thus block the main fire escape route!

The specific things we were keen on were restoring the built-ins and fireplace area.
