I have a clause in the agreement where it specific to the fireplace use.

But the inspections I’ve had done in the Midwest almost never point out a real pro-blemish, if it isn’t “known good” like a fireplace, water staining, or aged roof it will just say “you should have a pro look at this, it doesn’t look brand new...” they never brought thermal gear. 

Rental market is very stable - and its not hard to set yourself apart from the other renters in the area if you put simple touches on your property to stand out (include a TV, pay for internet, electronic fireplace, etc.).

Positives:  Nice marble style fireplace and some nice woodwork but that's it.
