If there are no recorded easements, then you can fight for easements but that requires money and an attorney.

Besides, it doesn't sound like they would be showing up to court to fight the eviction if it comes to that.

Like the LLC I am covered for everything and unlike the LLC the umbrella give you real protection and an attorney to fight for you.

In addition, if you have a "smoking deposit" and there is damage not caused by smoking, they may try to fight it since they "swear they didn't smoke inside."

DO NOT try to hold individuals responsible for any damages...i.e don't say "well Bob lived in the room that had X damage, so I'm only going to deduct it from Bob's portion"..... asses the condition/damages/charges and issue one check with all 4 names.....treat it as one and let them figure out the rest and fight over it

Traditional home buyers with families are either fighting flippers for the homes we would buy or seeing homes that the flippers have now priced out of the neighbor hood.

You can't fight it so dont bother, especially on something this small.
