Do you buy closing gifts for your buyers/sellers? 

My house also has the "Guest Favorite" badge.I did a general search as a guest and saw that my property showed up on the fourth page of results which I am not sure if it's too bad or not.I also joined VRBO last week but no bookings yet.Should I be worried?

We will usually comp cleaning fee or give gift cards to local restaurant to comp any legitimate issues.

As already mentioned, unless the Seller is direct family, gifting equity doesn't really work. 

If it's commercial property, active churches support bakeries, cafes, restaurants and florists/gift shops.

What is your favorite type of Real Estate Investment and why?

One of my favorite programs offers a rate floor down to 7.50% right now, but their par rates are more competitive (i.e. without a buydown).

She’d like to gift to us somehow- is it better to sell and then gift the proceeds to invest in real estate or put the house in our name first - then we sell?  

This is often viewed as a "gift" so lenders place limits on the amount that can be "gifted" as well as the manner that these funds can be transferred to you.
