But are more complex and expensive.If the market is fairly balanced you should be able to sell those in such a way that you can make a consolidation excnange work for you.  

Yes, I've heard that with first bank, but to be fair, I've heard many people complain about all 3 of them.   

There ARE people able to create enough hype, misdirection, and lies to successfully conduct a “Capital raise” without possessing the experience, education, knowledge and analytical ability necessary to have a fair shot at success.  

I dont know who wants to buy RE with no real expectation that the asset will appreciate a fair bit over the hold period..
