Once you have that agent they will be in your corner the whole time, they will have connection to professionals in trades, they will have the experience to guide you through tough decisions and be your second set of eyes on every thing.   

Also, keep an eye on mortgage rates, as they can impact buyer demand.

Both of their names are on the lease and therefore if you evict, both are listed.Once they fall behind, they have problems catching up.

By doing so, they are no longer acting as an investment club in my eyes, they are a true syndicator that is trying to thinly veil themselves as something else, in order to not have to follow SEC rules.
