Thanks Zach, I totally agree.Here are some things that keep me extremely optimistic about the build, when I have moments of frustration:-My initial expectation of value was ~340k.  

At the end i will add a list of items why adding a single ADU in single family zoned areas may not be the best RE option.The most common value add is via a rehab.  

Me and my clients all use a low money down conventional mortgage (as low as 5% down) with NO PMI and extremely low closing costs. 

I am starting my real estate investing journey and looking at the Cleveland area for out of state properties and this is extremely helpful.
