and will reply to your offer letter by either calling you or signing the actual offer and returning it back to you ready to move forward.That's how I find the "motivated sellers" ready to deal.Then, once I received hundreds of these offers back, I then examine the property specifics and work out the numbers to see if the deal is good or not based on the numbers.Also, your offer letter will state exactly how much you're willing to offer to the owner so you are already in a position to make money should they respond...and some of them will.

- 3.5 % origination fees
- Close to 10% rate
- Each project is reviewed/underwritten by FoA, which could take up to 30 days
- Up to 90% acquisition & rehab, I believe
- Standard draw rules on rehab side - Line is up to 5x of assets, equity in home, 401k, etc- Line has to reset to zero once per year

I looked up the median price of a home (which knocked out some otherwise perfect cities), crime rates (just my personal preference--but lots of folks live there, so maybe it doesn't matter), size of the city, and housing stats (I wanted at least 40% of the population being renters with less than 10% vacancies).I also went to their Wikipedia page for final decisions.
