Skipping ahead many months, I'm happy to report that half of the equity wiped out by the lien was recovered which made a big difference for these folks who were looking to retire.We purchased the house when my wife was 8 months pregnant.

I tell folks all the time if you cannot get someone experienced (Fannie/Freddie for example)  to give you money  to buy the condo you do not want to buy it. 

As far as property managers and realtors go in Rochester, I haven't done any business down there but if you look on BP next to the "Build Your Investing Team" section, you should be able to find some folks in the area. 

I wont describe it as I dont want to give any of the bad folks ideas or how to..

The folks that do that work know what they can charge since your basically captive  IE the house wont work with out a new line.

Myself I do about 100 deals a year for folks I have met every one of my borrowers personally save maybe 3 .

I've spoken to a few folks and decided that selling the note is not a good option for me.

Ended up snagging a fixer-upper that most folks overlooked because it had this giant avocado tree blocking the front view.

I don't get why so many folks forget about the one of the oldest listing platforms around.
