Suddenly,rent checks due on the 5th started arriving Florida from Ohio on the 22nd,each one clearly post-marked 5th of the month.So we couldn't charge late fees.For 8 consecutive months.After I figured it was either the USPS had been taken over by aliens or there was a boyfriend that worked at the post office,I changed the lease terms to require only cashier's checks.All checks have miraculously started arriving on time again since that change was made.

Be careful about publicly stating you tried to help Scott, you could be exposed to complicit behavior should the TX GA or SEC get involved. its the hall mark of a good con artist.. wont get far being a con man if your mean not nice and a jerk :) 

You might find that you cant BRRR this until after the 12 month mark. 

To clarify, I wasn't saying that hard money is for suckers, I was asking - but the forum wouldn't let me put a question mark in the post title for some reason.

Much like most assets, you're going to be buying upon the curve's higher marks if you're buying any time soon.
