I live in St Louis, so the desire for central air means ductwork is really an expectation.

If your units are small enough to get by on a window unit for cooling, you may be able to avoid installing additional ductwork to deliver heat and air conditioning.

If there is existing duct work and copper but the system is missing or has been stolen then I think you could get a new one installed for closer to $3500.

There is some ductwork from previous owner, but one guy told me it's not useable, and that I have to go with metal.

If you're sure foundation is good and your framing is all where you need it to be then typically plumbing and HVAC would be next because plumbing drain lines and HVAC ductwork need to be run in a certain manner (and as straight as possible before anything gets in the way) so you want to get those done 1st.

House needs work-kitchen/bath updates, paint in and out, flooring, possible new a/c compressor, possible new duct work, pool & screen redo, new garage door, duct worker (1974-smoker) plus misc rehab (lights switches, etc) .

I get kind of frustrated because my non-realtor sign-in on MLS doesn't allow me to see number of days on the market, actual sale price, etc.We recently made an offer on a home but found out during the inspection that we needed a new furnace and that the second floor would need all new furnace ductwork.

Later on, when you install the gas pipe inside the second unit, they can come out again and hang the meter faster, without having to shut off the existing meter.If both units have ductwork installed already, it might be worth asking the HVAC company if you can get a better deal by buying two furnaces at once.
