Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I do agree with everyone here that their customer service is by far the best I have ever had comparing to any other online investment platform.

Obviously, using the online listing page at ALE solutions is different than a cold email, and I am referring to the latter.That brings up an obvious question: how do you develop those leads, then?

@Steven Johnson - Thank you for sharing your file - it's a great starting point - it's always nice to work off drafts rather than reinvent wheels.  

I did a modestly complicated simultaneous 1031 exchange a few years ago with no QI and did all the document drafting myself.

If it is more than one investor and pooling funds and deals then that is a completely different animal where you would file for a SEC exemption through a form D then ahve to file with each state the investors are in and have a subscription agreement and other docs drafted. 

I wouldn't say you're going to learn as much going through an online course as you would an in-person one, but it is a lot more convenient. 

It's challenging to distinguish between genuine advice and potential scams in the vast sea of information available online.

My son took the prelicensing course to be an agent when I had my team as big as fifty, but since it was online, he was bored, didn't pay that much attention, and didn't take the test.

Check out online foreclosure auctions in your state too, it is a great place to check out any deals.
