I can see why wholesaling dominates that end of the business.. because these guys can charge 10 to 20% and buyers could give a rip if it meets what they will pay.. but let a real estate agent charge more than 6% and every one screams like a stuck pig..

You might have to go through a public hearing where neighbors might object if your parking is not up to the neighborhood, if utility change stresses on water, sewer, or noise- hopefully not dominated by a Coastal Commission who also have a say about the changes.

@Gerald Pitts, my reference was to 2015-2017 Panama City Beach where Spring Break crowds dominated the beaches and brought plenty of negativity with them.
