If everyone can just distinguish WANTS and NEEDS, it will probably solve 90% of their spending.

The key is being able to distinguish the % dedicated to investment (work use). 

The lending channel makes it hard to distinguish the deal quality.   

So you really have to distinguish between cash investors and those using HML when using these rules.

If you watch and continue to see things relisted that price may be too high or there are other terms that tenants find unacceptable.I look at the mapping on rentometer.com to get an idea too but it doesn't distinguish furnished and unfurnished and for historical data it does not give you the time period when the property was listed.Also look on local real estate agent sites where they post rentals , this will also give you an idea.

The application says the Series name must contain the entire LLC name and be distinguishable from the other names in the series.

Certainly not looking to waste anyone's time, but it will help you distinguish the real players in your area from the rest.

What is it that distinguishes the properties to this granularity?

Did not get an application from that one ...Now you do have to be mindful of distinguishing deferred maintenance issues (peeling paint on woodwork / walls) from neglect / abuse / carelessness / failure to keep tidy and clean.

Also it would be nice if you could somehow distinguish between motivated sellers and retail.
