That is the most common piece of advice I have received.  

So my first piece of advice would be to listen closely to the professionals who do this every day for a living.  

The other 99% can't put the pieces together either in their mind to make it happen, or in reality.

Thanks for all the feedback thus far.One piece of information that impacts a lot of this - this is a condo in a larger building and the HOA doesn't allow leases under 1 year including MTM so we can't implement that strategy but keeping leases to a year makes sense.

Depreciation is an expense that you take "on paper" each year you own a piece of investment property.

Two other small pieces of advice that are gold, as far as I'm concerned:After you've covered the basics ask, "Is there anything you can tell me off the record?" 

Rates are only one piece of ANY loan, but especially with DSCR loans.

For instance, a full kitchen cabinet setup costs us 800, the front main door with glass siding will cost us 400 and the windows are costing us 30 a piece.

Not by obtaining a judgement against an individual or an LLC for that matter because all they have at that point is a piece of paper, not cash proceeds.
