Thanks I think you would be better off doing an ARM instead of an interest only loan.

The funds may feel safe, but they are likely not as safe as doing your own work.My fictional, perfect fund would have characteristics like the following: - Double digit simple interest yield.- Uses no or very, very little fund leverage (LOC for less than 20% of fund equity)- Lends in one specific location/region that fund managers have deep operational experience in and which has speedy foreclosure laws. - Multiple unrelated fund mangers with deep experience (so one can't get hit by a bus)- Lends at conservative LTVs, stage-gates release of funds based on project milestones.- All loans are in first position, with senior rights.- Lends only to experienced borrowers- Has good liquidity - 1 year lockup or lessThe problem is that no fund meets all of these criteria.

This might be a little weird but I came across the post because I'm looking for information about REIReply.REIReply is a real estate marketing system built on Go High Level's white-label plan. And I use and love GHL because it's more than just a CRM BUT it's not specifically built for real estate investors. That's where a company like REIReply might come in.You see, several digital marketing companies use GHL to run their businesses and many of them, my company included, have developed powerful follow-up systems. However, the problem is that GHL is only as good as the templates, campaigns, etc that are built within the system. While I have almost 20 years of digital marketing experience and can build effective and powerful campaigns for me and my clients, I don't have nearly as much experience in real estate.Ergo, I'm considering REIReply. If they are as good with real estate marketing as I am with my company's marketing, they have a killer deal.

He got a city official involved and the city eventually relented.Love that you're armed with the FL statues, and I appreciate that tip about potentially not being able to rent or sell for 12 months... awareness is key.:-) I WISH they would try that nonsense with me because I had contemplated pulling my own roofing permit (and hiring my own roofers) before I found a decent full-serviced roofer.

Second, ALWAYS utilize a third party escrow company to keep the transaction as arm's length for the purpose of records and refinance with the bank later to buy you out.

If my plan were to continue with OOS properties, I'm sure I'd keep searching here or just go through OCF...but I made the decision to stick with my local area and a few overseas locations. It's also important to be realistic about what kind of return you will be getting with a TK investment....Anything in double-digits is unrealistic for any TK, IMO. 4-6% return is more realistic.
