The smaller builds were harder to come by, too many overlays were put in place and the residents of East Nashville HATE us developers/flippers more than any other location in Nashville.

Starting it and developing your vision is one of my favorite parts (probably my favorite actually lol). 

I’m eager to connect with individuals who are experienced in real estate investing so I can grow and develop on this new path.

If you have a scenario that the area is being developed or other factors that indicate value should go up significantly in the future, it might also make sense to hold and refi your capital out. 

And there's a 147 unit section 8 apt complex being developed as well - in an "affordable" area. 

Hopefully you know some local fellow investors, but if not, certainly developing this local network is important and would put an emphasis on that as well.   

When ANY information or development, good or bad becomes known to us about a deal we are invested in, within 48 hours we send an email to each investor invested in that deal, as well as post it on our investors only portion of our platform.

So, I’ve developed a list of what financial intermediaries SHOULD and SHOULD NOT do in order to establish a viable, sustainable intermediary business1.

Small unit in small unit count is the most expensive development.  

I know many developers like yourself with the same issue ("trapped" equity they can't access unless they sell the property).
