So if they're going to survive, the renters market needs to stay depressed into it.

In the 20k or lower price range, you will usually be dealing with very distressed properties in very depressed areas.

It will make those properties harder to sell and will depress the selling prices.If all you own are SFH that you plan on selling to owner occupants, you may see little or no effect. 

Politics is depressing and there's little you can do to improve that situation.

We may be headed for a recession, but not a depression like 2008, which was a once in a lifetime event like The Great Depression of 1930’s and Oil embargo crises in the 70’s.

It is a fairly depressed area and I think the management may be challenging.

Others have mentioned purchasing puts on companies that tend to decline in depressed real estate markets, such as home builders.There's also the possibility of selling short futures contracts based on the S&P/Case-Shiller Indices.
