I would talk to your local board to make sure it wouldn't put you in danger of losing your license. 

The only dangers to doing that is that your monthly mortgage payments will be higher so your holding cost when you don't have a tenant will be higher.

I am in process of putting a T12 together since owners are older and have mismanaged the books.Am I in danger of being reassessed once we close?

I love dogs but Pits are dangerous, too many first hand experiences at dog parks etc.
