We don't allow co-signers to be uncles, cousins, nephews, or any nonsense like that unless the individual had direct custodial authority over the individual for some significant period.

You may take physical custody of the original note as endorsed and you may give that to the servicer for custody or retain possession and put that in a safe, like a safe deposit box.Then you receive the request to accept the deed from the borrower and the quit claim deed can be made.

In order to do so you need to create new self-directed IRA, rollover your current IRA in it and then you can start investing in non-traditional assets such as real estate.An alternative to custodial SD IRA might be Checkbook IRA (aka IRA owned LLC), which will give you the ability to bypass the custodian and have checkbook control over your retirement funds.
