I would concentrate on the four-plex in hand and make sure the numbers make sense as well as the location.

Although #20 sounds like a great number, I've noticed on this forum that most investors seem to concentrate on having the most properties and units possible.

Hi Andrew, I think debt tolerance depends largely on the individual: I am still building a portfolio, so I have a higher debt tolerance than someone who is ready to stop building and concentrate instead on cash flow. 

Since servicing troubled loans is such an intensive and demanding business, companies that specialize in and concentrate their operations around servicing these types of loans are often more efficient at the process.
