Recently several people I know in the real estate arena are looking for additional cash flow opportunities and one area is in the area of e-commerce - there are several real estate gurus out there who are now pitching automated online stores.The premise - pay an up front fee of between $25,000 to $40,000 for their team to help you - set up your company, establish a credit card to buy product, build your online store and presence, research products, place them and market them on your store, sell them before you buy them, then using your credit and credit card, they buy them and fulfill the order to the customer. 

I think you're stating that the commission is typically fixed in the listing agreement, regardless of the presence of 1 or 2 realtors.

The first two options require physical presence in the area of your investment property so they are out for most people who want to buy remotely.

The Series LLC is setup in Indiana where larger banks do have a presence. 

The tough thing is that some of the best handymen around don't have any online presence, so asking your network is often the best route to take.

We will try to let them schedule but urgent issues such as water leaks need to be addressed with or without their presence.

I’m not sure why the property would be classified anything but commercial due to the laundromat’s presence by a bank.

Due to timeline we won't be able to use an SBA loan, and it's a turnaround (40% occupied with no marketing, no online presence, no automation). 

There are a lot of military facebook pages/groups that (PCS Pay-it-Forward for example has a nation wide base presence)  Or Wives/Spouse pages that will let you share your rental on their page. 

Since I don't have any experience to offer since I'm just starting out,  I do have time, energy, and I'm more than willing to help solve problems and add value for other businesses (by either improving one's social media and marketing presence to networking at other REIA's on their behalf) Would love the opportunity to connect, learn, humble myself, and get started.
