Have they put it on the local MLS with a commission offer to other agents?

Often times, sellers are already offering commissions to the buyer side - buy offering without an agent that doesn't go to you it will go back to the seller or listing agent.

And for that, they will be getting the full commission as outlined on the MLS.So, you want to look out of state without an agent and think you are going to make a good deal? 

My neighbor said on a face book town page - she was thinking of putting the house up for sale- She did not really did not want anyone in the house because she is a hoarder & had her special needs son living in the basement apt- with NO egress window ( against fire code) / I told her we could do the deal with lawyers - and save money on real estate agents (at that time the seller paid all commissions) How did you finance this deal?

Do realtors work lower commissions since he’s just there to oversee the deal and paperwork? 

Increase the agent commission on the Buyer side from the standard 3% (at-least here in GA) to 3.5% or 4%.

my family situation had a lots of ups and downs.. lost a house drove a beat up volkswagon with no back seats for me and brother.But my dad also encouraged me to get into real estate he was always preaching that commissions is the way to go..

@Mike S. you need to include fees, commissions etc.

I pay quarterly so there is not such a large tax burden at the end of the year, however, I work on commission.
