If the tenant identifies an area of moisture that may be causing growth we immediately address the source of the moisture, replace and damage building material (usually dry wall) and or use mold cleaning solutions/mold blocking primers as required. good luck

Long terms rentals will have repairs from time to time, but if it is a true emergency, you are going to be calling someone (eg plumber) to come in and fix something, so that is no different than your own home (minus the clean up). 

- Do you clean the entire unit after the one tenant moves out?

This fee helps cover cleaning and paint touch-up costs after tenants move out.

A good cleaning will make it pop brighter and couldn't hurt. 

Clean up the cities is something the fed can do..

Or, dog bowls, dog treats, toys, doggie bags for mess clean up in yard, etc. 

Clean and easy.

I'd see about delaying my move 6-8 months....you may see an uptick in sale prices come Spring and get out clean then.
