I also have purchased all the data from my county assessor in a spreadsheet, which allows me to more easily search by name, and then automatically see all the pertinent details of the home to see if I cam interested in mailing them.

I plan on handling everything remotely and wanted to get some input on products you guys might use such as keyless entry locks, security cams and wireless thermostats etc.Any suggestions would be wonderful!

maybe personal experience can come into play and help you manage and survive these type of markets, but I have been doing it for years with TONS of experience (learned my TENANTS lessons back in the day in some tough California markets ...) and in the end of the day - like @jay @Jay Hinrichs said it is not exact science .. and you also need some LUCK...the rpoeprties I have got from ABC are well managed , I cam defiently say that, money is coming in.... again - never met with @Jay Walsh and I do not know him... but I think this thread is not doing him justice, from what I know - ABC runs couple of thousands properties in very tough markets, I believe it is very hard to satisfy 100% of their clientele..

I can understand some sort of onboarding fee but it was my understanding that much of the work that justifies the leasing fee revolved around locating a new tenant.I'm still very much a noob so any input is much appreciated -- thanks everyone. 

Chop saws, table saws, tile cutters, brad guns, drills, extension cords, heaters, radio, etc.I would consider putting up a security system, or at least a trail cam, to catch anyone in the act.

@Derek Hobart use a 1) channel manager for guest messaging (Your Porter, IGMS, Smartbnb, OwnerRez to name a few), 2) dynamic pricing tool (Pricelabs or Beyond Pricing), 3) digital guest guide where you can embed short instructional videos (Hostfully), 4) WiFi lock (Schlage Smart Connect w/Smart Things Hun or Schlage Encode no hub needed), camera (Ring Cam) and thermostat (Honeywell).
