In case of plumbing emergencies there's always those plumbing chains like roto-rooter but you may want to find someone cheaper and also an electrician, HVAC guy to have on your back burner for emergencies.

My best guess is that he's operating on a burner phone, and once you give him a few thousand bucks of materials, he'll sell 'em for ten cents on the dollar and move on to the next patsy(with a new burner phone.)

Serving the notice will put your issue on the front burner, fear in the tenant and fire under the case worker at the most inopportune time of the year.

My 18 yr old is just getting comfortable with using a washing machine-- so no way most of these kids even know how to use an oven or burners.  

I have not abandoned the idea but put it on the back burner as I believe I have more lucrative areas I can invest right now.  

Because most PMs don't vet or bother getting to the bottom of the service call that "my stove/sink/ac... is broke" - you get the maytag man to push the burner in, a plumber for a simple trap clean-out or an electrician to flip a breaker.Just my experienced opinion.

For example, a log burner in the fireplace (never had a single tenant use the fireplace so this is a new one). 

I run a few different businesses and my one property in Maui under a LLC has been put on the back burner due to the others having a large financial commitment. 

Initially I was working on a property that my family owns but I think I will just put that on the back burner for now.
