Maybe you're really good at browsing the MLS and can build spreadsheets really fast, but you're not sure how to find contractors in the area you invest in.

Browsing the site and Reddit RE investing too, but wanted to ask the question myself.

I found this deal while browsing realtor.com How did you finance this deal?

I've been browsing the forums for seller finance info but have yet to find something cohesive that shows the start to finish.

Just going off intuition and my experience from browsing rental units/properties for sale but cash flow in Montgomery County feels a lot more likely with similar properties being cheaper. 

I don't have experience with Quickbooks, but I've been using Stessa since last year and it interfaces pretty well with appfolio.

Only the sale price typically shows up on any public interfaces to the MLS, but agents can see and probably search for these fields.

My instinct is telling me I'm doing things wrong: that third party sites offer neither unique data, nor fresh data, and that I'm wasting my time browsing them.

I was browsing Zillow the other day and came across a pretty cheap cabin that I thought would make for a good Airbnb (there are others in the same community listed with lots of reviews), but it is 3 hours away.
