I know it is painful when you have bern decreasing the rent already.  

Stop all communication with them, block their number, and move on.

The simplest fix for this would be BP implementing a mute/block feature that actually does what you'd expect it to do.Currently, they do have a "block" feature but I believe it only stops people from being able to send you direct messages.

I’m most interested to learn how people in the local area are picking their investments and how much pain they are willing to endure per unit. 

And for a 80 yr old, it better have grab bars attached to blockings.

It seems like this would be more on seller side.It’s not a deal breaker for the buyer, just a pain and occasionally a time suck, it absolutely can be an issue when you sell, not something that can’t be overcome but something that can cost time, money, effort, which again is why I’d just much rather be in condos than multi family all things equal, the per unit savings aren’t even that big in large swaths of D.C.

I have 3 bedroom 2 bath residential home in a nice area on a nice block which all the neighbors have well kept up and clean homes.

Sometimes if it seems the customer is going to be more of a pain that we want to deal with, we can add significant amounts to the quote. 

I know it's a pain to pay the extra couple hundred dollars for re-inspection, but it's always worth it to double check and confirm on your end.
