I would keep on reviewing the MLS, but also develop your own direct to owner strategy (mailers, cold calls, etc..) that you can do on a consistent basis.

You will be doing a lot of cold calling or sending cold emails to landlords, there will be a lot of no, but keep pushing until you get a yes.

Nope.I stopped doing mailers, cold calls, etc back in 2007 and relied on MLS.

There’s about 5 scheduled and they want you to ask questions and share your experiences, which has been super helpful.Tomorrow I’ll call an investor who reached out to me when I joined the program because I want to start doing cold calls to a pre-foreclosures list I have.

What’s most important for me is really just trying to get my skin in the game with as little seed money up front as possible until i get on the positive side of the flip, I have everything ready to flip a house in a month but with people getting cold feet when I’m ready to pull the trigger it makes it hard to be able to build trust and start making headway!

Also, cold calling is not my thing.

The built in marketing campaigns intrigued me the most as I wouldn't need to pay for a 3rd party software/system  and zapier with Rei Sift and being that I currently only use SMS, email and cold calling, Invelo would allow me to add mailing and RVM to my arsenal . 

I'd imagine you'd have a much harder time finding property without cold-calling or cold texting at all. 

(I've personally cold emailed all of them and nada...)3) Any suggestions on finding larger multifamily landlords and bringing their large bundles of units to our book?
