Our biggest problem is getting her out so we can do a proper rehab 60 days of dead dime waiting for her to vacate is not Ideal obviously. 

If you owned a few thousand rental properties, you could argue that owning a private jet is a significant time saving tool and well worth the cost.

How did you decide on this property, and what’s been your biggest learning from this project?

I would have a house already but that is used as rental and I bought it using private lenders.

Just make sure you are not installing this in lieu of linen closet if there's space restrictionsExterior: Landscaping, Fencing & Walkways: Don't have to spend a lot on landscaping but make sure yard is fenced, clear of debris,  private and secure.

That is the biggest challenge I have with my clients.

When you say without luck, what's been the biggest bottleneck?

Another option would be working with private lenders to see if they're open to your idea should you need additional funding. 

Because I am partnering with them instead of simply using them as a private lender, they are getting equity in the deal and splitting the profits with me rather than charging a premium on the interest payment.Im not really worried about the strategy, it is solid with low risk.

It's an awesome way to jump into RE yes its scary at first but as long as you have a criteria going in it eases some of the emotions during the process my biggest thing was lower my cost or keeping it the same.
