Last time in my MFD ( multi Function Display) went off line and I had to break off and climb out of the clouds get on top and go back to home base.. that was a 15k  box that broke :( 

I never choose anything based on price.

I did a ton of work to set it up and have had to manually adjust the base price almost daily because it was so out of wack.  

This^^^^^Unless he is loaded with cash reserves and can take a loan out based on his liquid reserves.

The hours are erratic, it's all commission based and I'd say it takes about 20k to get started depending on the market.

I'm now based in Ohio, specifically Cleveland, where properties range from $100K to $300K.

If you know your tenant base like you do, then you know which works for them.

Then based on purchase price and escrow I back into how much money I would need to put down to reach my cashflow goal.
