We both have spent the last few months reading and listening to audio books and know that investing anywhere in NY isn’t practical for us.

Don't count out a home with one larger room, that you can add an exterior entrance to (cut in a door where a window is at present) and create a studio with kitchenette. 

Studios/1BR’s are also very popular with business travelers.

This one just hit the market and its been month since I've seen anything that was even worth looking at as far as house hacking goes. the location it nice as well since its right by the airport we could airbnb the 1/1 studio thats apart of it house.

We currently own 3 properties (6 units total; one is our primary residence with a studio out back). 

I'm considering buying an 11-unit property (all studios) in Cincinnati, OH, in Silverton.

@Terry LaoHi terry, are you comparing what I can fairly charge for a 6 bedroom house which can accommodate 12+ guests)to a studio or suite hotel room(max occupancy of 2) on the strip?

A neighbor has a 600 ft "backhouse" studio heated with a heat pump and the turnover is constant.
