The alternative is to set up a self-directed IRA, or better, a truly self-directed Solo 401k plan, invest in alternative assets, and then do the conversion.

So while cash is necessary to keep the property afloat, I invest more for the appreciation of the asset.

There is now some positive cash flow (not much considering the value of the asset, but a lot considering where the initial cash flow was).  

It it not like liquid assets, its illiquid so it will take time.

This allows them to get more capital so they can make more loans without having to grow their asset base, while also maintaining their relationship with the customer through monthly payments.

Whether it's completing paperwork or obtaining third-party accredited verifications, attention to detail is paramount.Never assume that raising equity will be easy.
