Just to put this in context for folks not from the Bay Area that might be reading this, here's what we face in the Bay Area:- REO "specialist" realtors nailing access panels shut, and telling buyers that their inspector can't go in there until after inspection contingency is removed.- Sellers hiding that the 4th bedroom in a 1923 home has no foundation at all.- Sellers failing to disclose clearly visible earthquake damage that has been in place since 1989, but that a Common Joe might not notice, so they are only going accept offers with no inspection contingency, even if it's an offer for $30k less than the other offer with a 6 day inspection contingency.- REO "specialist" realtors opening pre-escrow with multiple title companies, looking at the prelims, and using whichever title company screwed up and didn't notice the clouded title.

When I went to the Eviction presentation last year it included a presentation from a Real Estate Attorney as well as a panel from landlords experienced in evictions.http://towergrovecdc.org/cdbg-activities/landlord-...I found all of these resources really helpful when I was getting started, and the classes, like local RE groups, would include updates on important changes to local law.

To give a general idea of some of the mess they left - left it with 2/3rd of the lightbulbs burnt out, holes in 4 doors, very poorly patched holes in the walls in more than 5 locations, missing showerhead, missing ceiling lights, excessive mold, large hole knocked into paneling, enough garbage to overflow a roofing trash trailer, 2 tvs (1 stood 4' tall), cobwebs and filthy walls, excessively filthy carpet including over 15 dog male (squiggly!)

That said, I do think a panel of current or former military members on a podcast can still be a valuable show.
