I think it is important to increase my ability to provide cash flow outside of real estate.

I have 1 partner who provides up to 75% of the down payment, however, my goal has always been to live below my means, save money, and invest the saved money as a downpayment. 

Property management provides all of that.

I would start with them.I am not based in LA, so I don't know your exact laws, but I think I can still provide some initial direction for you to find answers, and maybe offer an idea to research.  

American Family recently discontinued their multi-family coverage, leaving many property owners scrambling to find new providers.

I wanted to provide an update on the status of my situation.

I tried to provide constructive feedback on why it was not worth continuing with RentRedi and all the sudden I couldn't type anymore (it was about 3-4 sentences I got cut off). 

When work needs to be done, we require the tenant to provide access.

However, I have heard and read of many horror stories of landlords working with incompetent property managers who provide no real value.In attempt to avoid this issue, I am doing my due diligence and asking investors for referrals of trustworthy property manager.
